Waxahachie has five historic districts listed on the National Register of Historic Places: West End, North Rogers Street, Oldham Avenue, Wyatt Street Shotgun House, and the Ellis County Courthouse district. The city also maintains two local historic overlay districts — Downtown and Oldham Avenue — where a Certificate of Appropriateness is required before making exterior alterations.

On a Queen Anne Victorian along West Main or North Rogers, the original windows are part of the architecture. The arched tops on second-floor windows, the decorative transoms above parlor openings, the narrow double-hung units flanking a bay window — these elements define the home’s character. Many of Waxahachie’s historic and mid-century homes still have original single-pane windows. No insulating air space, no Low-E coating, and an SHGC that allows the majority of solar heat straight through. On a south-facing wall in July, a single-pane window is essentially an opening in your wall with a piece of glass across it.

Current ENERGY STAR 7.0 requirements for the South-Central zone call for a U-Factor of 0.28 or lower and an SHGC of 0.23 or lower. An original single-pane may have an effective SHGC of 0.60+ and a U-Factor well above 1.0. The gap between what those windows allow in and what modern windows block is enormous.

Homeowners consistently report that rooms that were chronically hot on summer afternoons become comfortable at the same thermostat setting. The difference is noticeable within the first day.

New Construction

Builder-Grade Windows May Not Be DFW-Grade Windows

If you closed on a new build in Creek Crossing Estates, Ten Mile Creek Estates, Saddlebrook, or one of Waxahachie’s growing subdivisions, your windows are almost certainly dual-pane with some form of Low-E coating. They meet code. They’re functional.

But “meets code” and “optimized for DFW’s climate” aren’t the same thing. Builder-grade windows are selected on cost efficiency, not peak energy performance. The glass package may carry an SHGC at the upper end of the allowable range. On a west-facing wall taking six hours of direct afternoon sun from April through October, the difference between an SHGC of 0.25 and 0.23 translates to measurably higher cooling load — compounded across every west-facing window.

We’re not suggesting every new-construction homeowner needs replacement. But if you have a room that’s consistently hotter than the rest of the house, the windows on that wall may be the variable worth addressing. A targeted upgrade — replacing only the most solar-exposed elevations — can resolve comfort issues without replacing every window in the house.
