This is the question every new homeowner in Glenn Heights asks after their first spring storm: why did the builder leave gutters off a brand-new home?
The answer is cost. On a production home, gutters are treated as an optional line item — like a sprinkler system or a fence upgrade. The builder keeps the base price competitive and lets you add gutters after closing. It’s standard practice for D.R. But “optional” doesn’t mean “unnecessary.” On Glenn Heights’ Blackland Prairie clay, roof runoff falls uncontrolled along the foundation perimeter. The montmorillonite-rich clay at the drip line absorbs water and swells. Clay six feet away stays dry and contracts. That differential moisture creates differential movement — and the slab-on-grade foundation sitting on top moves with it. One of the things you notice driving through Glenn Heights’ newer subdivisions is the absence of mature trees. These homes were built on open prairie. The lots were graded, sodded, and delivered with a few newly planted ornamentals that will take years to develop canopy.
Right now, gutter maintenance is minimal — no significant leaf or debris load. That will change. Within 5–8 years, the post oaks (Quercus stellata), live oaks, pecans (Carya illinoinensis), and crape myrtles planted around these homes will have meaningful canopy. The red oaks common along Bear Creek’s corridor will spread. The cedar elms (Ulmus crassifolia) that thrive in this soil will grow fast and shed their small, persistent leaves into every gutter trough they can reach.
This is why we recommend starting with 6-inch gutters on most Glenn Heights new builds — even when the current tree exposure doesn’t seem to justify the wider trough. A 5-inch system handles today’s conditions fine. But the system you install now is the system you’ll have when those trees mature. Upgrading later means removing the existing system and starting over — essentially paying twice. The cost difference between 5-inch and 6-inch at installation is roughly $0.50–$1.00 per linear foot.

Glenn Heights is organized around Bear Creek. East Bear Creek Road is the city’s main east-west artery and primary gateway from I-35E. The creek itself runs through the southern half of the city, and its floodplain shapes where development can and can’t go — several subdivisions designate creek-adjacent land as open space specifically because it sits within the flood zone.
For homeowners near Bear Creek and its tributaries, drainage management isn’t abstract. The creek rises during heavy rain events, and the surrounding topography funnels water toward it from every direction. Creek-adjacent homes need gutter systems that move roof runoff decisively — not just off the roof, but away from the foundation and toward discharge points that won’t contribute to localized pooling.
On these properties, we recommend 6-inch K-style with 3×4″ downspouts and extended leaders directing water at least 6–10 feet from the foundation. On lots where grade runs toward the creek, longer extensions or underground drainage (Schedule 40 PVC or SDR-35 buried pipe) may be appropriate to ensure water reaches grade rather than settling against the slab.
Homes farther from the creek — in Maplewood, upper Hampton Park, or along Uhl Road — still sit on the same Blackland Prairie clay. They need the same foundation protection. The difference is the discharge path: on flat interior lots, it’s about controlling the perimeter. On creek-adjacent lots, it’s about both perimeter and direction of flow.
